Luxe Property Investments has lodged a development application for a 28-storey residential-led high-rise at 286 St Pauls Terrace in Fortitude Valley. Designed by McFarland Architects, this proposal seeks to transform a key site, blending modern living with retail spaces and extensive communal amenities.
The proposed tower will house 164 apartments, offering a variety of layouts from one to four-bedroom units, catering to a diverse range of residents. Additionally, the development will include 415m² of retail space, positioned at the intersection of Fortitude Valley and Spring Hill, making it a dynamic new hub in the area.
A standout feature of this project is the 1,153m² of communal spaces, designed to enhance the resident experience. These amenities include a rooftop recreation deck on level 27, featuring a pool, spa, barbecue areas, seating with a fire pit, and landscaped gardens. Residents will also have access to a gym, bike store, and other communal facilities on the upper ground level, creating a lifestyle-focused environment.
The tower will feature a programmable lighting system that will illuminate the skyline at night, adding to Brisbane’s ‘City of Lights’ strategy. This distinctive design will make the building a landmark, enhancing the visual appeal of the city’s skyline.
The ground-level design includes a publicly accessible space at the corner of Kennigo Street and St Pauls Terrace, encouraging community interaction and making the site more inclusive.
With three basement levels and 157 car spaces, the development aims to provide both convenience and accessibility, with vehicle access via Warry Street.
