In an exciting new proposal, Woolworths’ development arm, Fabcot, has submitted a Development Application (DA) for a large-scale, mixed-use development at 60-78 Hudson Road and 19-33 Albion Road, Albion. This transit-oriented development (TOD) is set to transform the area with a blend of residential, retail, and public spaces that will bring new vibrancy to the Albion community.
The proposed project, designed by Cottee Parker Architects, will unfold in three stages, ultimately featuring two residential towers and ground-floor retail, including a Woolworths supermarket. The development will be built around a shared podium that integrates these towers with a public urban commons and retail spaces. With a total of 456 residential apartments spread across two towers, each rising up to 20 storeys, this project promises to provide a modern and convenient lifestyle for its future residents.
At the prominent corner of Albion and Hudson Roads, the development will also include a ground-level Woolworths supermarket, serving as an anchor for the retail component and offering local residents a highly accessible shopping option.
A standout feature of this proposal is the urban commons, a central public space designed to enhance pedestrian flow and provide a welcoming gathering place for both residents and visitors. This area will serve as a vital link between Hudson Road and Albion Train Station, promoting the use of public transport and offering a seamless connection for commuters. Thoughtfully landscaped with seating areas and shaded walkways, the urban commons is designed to foster a sense of community while providing a peaceful space for relaxation.
The development will also feature a pedestrian bridge connecting directly to Albion Station, making it easier for people to navigate the area and access the station. According to Cottee Parker Architects, the bridge and urban commons reflect the overall goal of creating an accessible, sustainable, and community-oriented environment.
The architectural vision for the project focuses on blending functionality with aesthetic appeal. As the architects explained, “We have designed this development with the intention of maximising natural light, cross-ventilation, and greenery, both vertically and at the ground level.” By incorporating these elements, the project aims to create a sustainable living experience that feels integrated with its surrounding environment.
In addition to the residential towers and retail spaces, the development will include multiple recreational and communal areas that enhance the livability of the space for residents. The integration of green spaces, both within the towers and throughout the public areas, is intended to provide a serene urban oasis in the heart of Albion.
This ambitious project is set to redefine the Albion waterfront by combining convenience, modern living, and accessibility in one integrated space. With its thoughtful design and emphasis on sustainability and public connectivity, the Woolworths’ Fabcot development will not only enhance the local community but also provide a blueprint for future urban developments in Brisbane.
As the project moves forward, it will create a vibrant new hub where residents, commuters, and visitors can enjoy the best of modern urban living while staying closely connected to the heart of the city.
